本ウェブサイト（以下「本サービス」）は、不動産テック合同会社（以下「当社」）が運営しています。本サービスは、複数の公開情報源から取得した不動産データを集約し、検索・比較・分析、情報収集および業務上の参考利用のためのツールを提供します。
本サービスは不動産の仲介・売買を行うものではなく、情報の集約・提供のみを目的としています。掲載情報は売却の申込みや勧誘を構成するものではありません。会員登録時に利用規約への同意が必要です。本規約に同意いただけない場合は、本サービスをご利用いただけません。
当社は宅地建物取引業者ではなく、宅地建物取引業法（昭和27年法律第176号）に定める宅地建物取引業（売買・交換の自己取引、ならびに売買・交換・貸借の媒介および代理）を一切行いません。本サービスは媒介・代理・仲介を行わず、掲載物件の売主・買主・貸主・借主のいずれの代理人にもならず、いかなる取引の当事者にもなりません。当社は掲載物件の取引について仲介手数料、成約報酬、紹介成功報酬その他これらに類する報酬を受領しません。本サービス上の情報は宅地建物取引業法第35条に定める重要事項説明書に該当しません。物件の取得・賃借をご検討の際は、必ず宅地建物取引業免許を有する事業者にご相談ください。
本サービスに掲載されている情報の正確性や最新性の確保に努めておりますが、その内容について一切の保証を行うものではありません。物件の在庫状況、価格、面積などは予告なく変更される場合があり、これらの情報に基づいて行われた判断に対し、当社の故意又は重過失による場合を除き、当社は責任を負いません。
本サイトに掲載されている物件情報は、公開されている不動産会社のウェブサイトや官公庁のデータに基づいて取得したものです。当社は物件の説明文や画像等の著作物を掲載しておらず、タイトル・価格・面積などの基本情報のみを使用しています。
掲載されている物件情報に関するすべての権利は、元の提供元に帰属します。当社は、いかなる物件の所有権も主張せず、物件の売買自体を行うものではありません。
万が一、掲載内容に問題があるとお考えの場合は、info@fudousantech.jp までご連絡ください。速やかに対応いたします。
ユーザーは以下の行為を行ってはなりません：
ただし、本サービスに含まれる第三者提供データのうち、当該第三者の利用規約（例：G空間情報センターの利用規約）により利用が許諾されているものについては、当該規約の定めに従う限り、上記の制限の対象外となります。この場合であっても、第18条に定める出典および加工表示の要件を遵守するものとします。
当社は、本サービスの内容や機能を予告なく変更・停止することがあります。当社の故意又は重過失による場合を除き、システム障害やアクセス不能により生じた損害について責任を負いません。
本サービスは無料プランと有料プランを提供しています。未登録ユーザー（ゲスト）は、一部の新着情報、詳細情報、外部リンク等の表示が制限される場合があります。無料登録ユーザーは、登録ユーザー向けに提供される範囲で、より新しい情報やアカウント機能を利用できます。
有料プランには、物件詳細表示、日次ニュースレター、履歴閲覧その他の機能が含まれる場合があります。有料プランはStripeによるクレジットカード決済で、週払い・月払い・年払いから選択可能な場合があります。サブスクリプションは自動更新され、いつでもキャンセルできます。キャンセル後も請求期間の終了まで引き続きご利用いただけます。支払済み料金は、法令上必要な場合、重複・誤課金の場合、または当社が個別に認める場合を除き返金されません。最新の料金とプラン詳細は /checkout をご覧ください。
アカウント登録時に、本利用規約への同意をもって契約が成立します。有料プランを購入した場合、サブスクリプションは選択した請求間隔で自動更新されます。
アカウントの解約を希望される場合は、アカウント設定またはお問い合わせ（info@fudousantech.jp）よりご連絡ください。解約後、アカウント情報およびユーザーが作成したデータは、合理的に可能な範囲で削除または匿名化されます。ただし、法令、税務・会計、セキュリティ、バックアップ、紛争対応その他業務上必要な範囲の情報は保持される場合があります。
本サービスの利用にはアカウント登録が必要となる場合があります。ユーザーは、自らのアカウント情報の管理責任を負い、そのアカウントを用いた全ての行為はユーザー本人によるものとみなされます。アカウントは、当社が明示的に認めた場合を除き、1名のユーザーによる利用を前提とします。個人情報の取り扱いについては、プライバシーポリシーをご確認ください。
通常の利用範囲内では使用制限はありませんが、システムに過度の負荷をかける使用、不正利用、禁止事項への違反、未払い、法的リスク、権利者または情報提供元からの申出その他当社が必要と判断する場合には、当社判断により利用を制限し、または事前通知なくアカウントを停止することがあります。
当社が開発・提供するソフトウェア、デザイン、UI等は、知的財産権によって保護されています。これらを当社の許可なく複製・使用することは禁止されています。
有料ユーザーは、出典表示を削除せず、本サービス上の情報が公式・確定・検証済みの情報であるかのように表示しない限り、説明・検討のために本サービス画面のスクリーンショットを利用できます。ただし、データの一括複製、再配布、再販売、競合サービスへの利用はできません。
ユーザーが物件に関するお問い合わせを送信した場合、当社は、ユーザーの連絡先、メッセージ内容、および対象物件に関する情報を、掲載元、参加事業者、その他適切と判断する不動産事業者等に転送することがあります。当社は、お問い合わせの転送により、媒介、代理、交渉、取引管理または特定の事業者の推薦を行うものではありません。
本サービスに関するお客様との紛争については、まず当社への直接のお問い合わせにより解決を図ります。解決に至らない場合は、消費者契約法に基づく消費者センターでの調停、または裁判外紛争解決手続き（ADR）の利用を推奨します。
本規約は日本法に準拠します。また、本サービスに関連する一切の紛争は、札幌地方裁判所を第一審の専属的合意管轄裁判所とします。本規約の日本語版と英語版に矛盾がある場合、日本語版を優先します。
当社は、本規約を変更する場合があります。重要な変更については、事前にウェブサイト上で通知いたします。変更後の規約は、掲載時点から効力を有します。
本規約に関するお問い合わせは以下までお願いいたします：
当サービスは複数の外部データソースから情報を集約し提供しています。データの正確性と完全性を保つよう努めておりますが、外部ソースの可用性や更新頻度により情報の精度や最新性について保証することはできません。提供される機関数やサービス範囲は、外部要因や技術的制約により変動する場合があります。当社の故意又は重過失による場合を除き、当社はこれらの情報に基づいて行われた判断や決定について責任を負いません。
外部データソースの更新頻度は情報元により異なり、年に1回程度の更新となる場合があります。掲載情報は最新の状況を反映していない可能性があります。重要な判断を行う前に、必ず公式の情報源にて最新情報をご確認ください。
郵便番号データは日本郵便株式会社の公開情報に基づいていますが、最新の行政区画変更や住居表示の実施状況を反映していない場合があります。
本サービスに表示される地図、地番、筆界、地積、区画・敷地境界等（以下「境界情報」）は、公開情報・第三者提供データ・推定アルゴリズム等に基づく参考情報であり、登記簿、公図、地積測量図、確定測量成果その他の公式記録又は法的に確定した境界を示すものではありません。
境界情報には誤差や欠落、最新ではない場合、また筆界と所有権界が一致しない場合があります。当社の故意又は重過失による場合を除き、当社は、境界情報の正確性、完全性、適法性、有用性等について一切保証しません。
不動産の取引、設計、測量、建築確認、開発行為、境界確定、越境・工作物に関する判断その他法的・実務上の判断に境界情報を利用する場合、ユーザーは自己の責任で利用するものとし、必ず有資格の専門家（例：土地家屋調査士、測量士、司法書士、不動産事業者等）および官公庁の正式資料（登記事項証明書、公図、地積測量図、確定測量成果等）により確認してください。当社の故意又は重過失による場合を除き、一切の損害について当社は責任を負いません。
本サービスで表示する地番・筆界・地積等の地図情報は、G空間情報センターで公開されている「登記所備付地図データ（法務省）」を取得し、当社において翻訳・整形・他データとの紐付け等の加工を行ったうえで提供しています。利用者は、G空間情報センターの利用規約（https://www.geospatial.jp/ckan/）にも同意のうえ本サービスをご利用いただくものとします。
本サービスに表示される登記所備付地図データは、当社が加工したものを含みます。本データは法務局における証明機能を有さず、地図証明書および図面証明書の代替にはなりません。また、本サービスで表示するデータが、現時点でG空間情報センターにおいて公開されているデータと一致することを保証するものではありません。
出典記載：
利用者が本サービスから取得したデータを二次利用する場合（第4条但書または当社の事前の書面による許可に基づく場合に限ります）、上記の出典および加工した旨を明記するものとし、あたかも国（または府省等）または当社が原データとして作成したかのような態様での公表・利用を行ってはなりません。

This website ("the Service") is operated by FudousanTech GK. We provide access to real estate data aggregated from publicly available sources, with tools for exploration, comparison, analysis, information gathering, and business reference use.
This Service does not broker real estate transactions. Listings displayed are for informational purposes only and do not constitute offers to sell or solicitations. By registering for an account, you agree to these Terms of Use. If you do not agree, please do not use the Service.
FudousanTech GK is not a licensed real estate broker (宅地建物取引業者) and does not conduct any activity defined as 宅地建物取引業 under the Real Estate Brokerage Act (Act No. 176 of 1952), including sale or exchange of properties on its own account, or brokerage (媒介) or agency (代理) of sale, exchange, or lease. The Service does not broker, mediate, or act as agent, and is not a party to any transaction between users and listing providers. We receive no brokerage commission, transaction success fee, referral success fee, or similar remuneration from any listed transaction. Nothing displayed in the Service constitutes an Important Matters Statement (重要事項説明書) under Article 35 of the Act. For any actual purchase or lease, consult a licensed real estate broker (宅地建物取引業者).
We strive to ensure the accuracy and timeliness of the information provided on this site. However, we do not guarantee the correctness, completeness, or availability of any data displayed. Property availability, prices, and sizes may change without notice. Except in cases of our intentional acts or gross negligence, we assume no responsibility for decisions made based on the data presented on this site.
The property information displayed on this site is derived from public online sources such as real estate agency websites and official government data. We do not include listing descriptions, photos, or copyrighted marketing content.
All rights to original listings, including titles and prices, remain with their respective providers. We do not claim ownership of any real estate listings or offer properties for sale ourselves.

Notwithstanding the above, third-party data included in the Service that is licensed under the relevant third party's terms of use (e.g. the G-Spatial Information Center's Terms of Use) may be used in accordance with those terms. In such cases, the source and edited-data labeling requirements set out in Section 18 must still be observed.
We may change, suspend, or discontinue the Service or any features at any time without notice. Except in cases of our intentional acts or gross negligence, we are not liable for any damages resulting from outages, errors, or lost access.
The Service offers both free and paid plans. Unregistered users (guests) may have limited access to recent listings, detailed listing information, external links, and other features. Registered free users may access newer information and account features within the scope made available to registered users.
Paid plans may include full listing details, daily newsletters, listing history, and other features. Paid plans are billed via credit card through Stripe, with weekly, monthly, and yearly billing options available in some cases. Subscriptions renew automatically and can be cancelled at any time; access remains active until the end of the current billing period. Fees already paid are non-refundable except where required by law, for duplicate or erroneous charges, or where we approve an exception. See /checkout for current pricing and plan details.
By registering for an account and agreeing to these Terms of Use, a contract is formed. If you subscribe to a paid plan, your subscription auto-renews at the selected billing interval.
You may cancel your account at any time via account settings or by contacting us at info@fudousantech.jp. Upon cancellation, account information and user-created data will be deleted or anonymized where reasonably possible. However, information required for legal, tax, accounting, security, backup, dispute-resolution, or operational purposes may be retained.
Access to some parts of the Service requires an account. You are responsible for maintaining the confidentiality of your credentials. Any use of the Service under your account is assumed to be authorized by you. Unless expressly approved by us, each account is intended for one named user. For information about how we handle your personal data, please see our Privacy Policy.
There are no hard usage limits under normal use. However, we may restrict use or suspend accounts without prior notice for excessive system load, misuse, violation of these Terms, nonpayment, legal risk, rights-holder or source concerns, or other circumstances we reasonably consider necessary.
All custom software, design, and user interface elements developed by us are protected under intellectual property laws. You may not reuse or reproduce these elements without our express permission.
Paid users may use screenshots of the Service for explanation and discussion, provided that attribution is not removed and the screenshots are not presented as official, verified, complete, current, legally determinative, or a substitute for due diligence. Screenshots may not be used for bulk data reproduction, redistribution, resale, or competing services.
If you submit an enquiry about a property, we may forward your contact details, message, and relevant listing or property context to the source agency, a participating agency, or another real estate business we consider appropriate. Forwarding an enquiry does not mean that we broker, represent you or any agency, negotiate, manage a transaction, or recommend any agency.
For any disputes regarding the Service, we encourage direct contact with us first. If resolution cannot be reached, we recommend mediation through consumer protection centers or alternative dispute resolution (ADR) procedures under Japanese consumer protection law.
These Terms shall be governed by the laws of Japan. Any disputes arising from use of the Service shall be subject to the exclusive jurisdiction of the Sapporo District Court. If the Japanese and English versions of these Terms conflict, the Japanese version prevails.
We may modify these Terms from time to time. Material changes will be announced on our website in advance. Modified Terms take effect upon posting.

While we strive to maintain accuracy and completeness of data, we cannot guarantee the precision or timeliness of information due to the availability and update frequency of external sources. The number of agencies and scope of services may vary due to external factors and technical constraints. Except in cases of our intentional acts or gross negligence, we assume no responsibility for decisions made based on the information provided.
External data sources vary in update frequency; some may update only once per year. Information displayed may not reflect current conditions. Always verify with official sources before making important decisions.
Postal code data is based on publicly available information from Japan Post. It may not reflect the latest administrative boundary changes or address reorganizations in all regions.
Any maps, parcel/lot lines, parcel identifiers, cadastral references, areas, and property or parcel boundaries displayed in the Service ("Boundary Information") are approximate and provided for reference only. Boundary Information is derived from public sources, third‑party data, and/or estimation and does not replace official records or represent legally established boundaries.
Boundary Information may be inaccurate, incomplete, outdated, or misaligned. Cadastral (parcel) boundaries and ownership boundaries may differ. Except in cases of our intentional acts or gross negligence, we make no warranties regarding the accuracy, completeness, legality, or fitness for any purpose of Boundary Information.
If you use Boundary Information for legal, surveying, engineering, permitting, development, or transaction decisions, you do so at your own risk. Always verify with qualified professionals (e.g., licensed surveyors, judicial scriveners, real estate professionals) and official records (e.g., registry extracts, official maps, survey results). Except in cases of our intentional acts or gross negligence, we disclaim all liability for any loss or damage arising from or related to the use of Boundary Information.
Parcel boundaries, parcel identifiers, areas, and related cadastral information displayed in the Service are derived from the "Registry Office Cadastral Map Data" (登記所備付地図データ) published by the Ministry of Justice via the G-Spatial Information Center, with translations, formatting, and linkage to other datasets applied by us. Users must also agree to the G-Spatial Information Center's Terms of Use (https://www.geospatial.jp/ckan/) when using the Service.
The cadastral map data shown in the Service includes data processed and edited by us. This data does not carry any certifying function from the Legal Affairs Bureau and is not a substitute for official cadastral map certificates (地図証明書) or parcel map certificates (図面証明書). We do not guarantee that the data shown matches the current data published on the G-Spatial Information Center.
